Understanding that repairs to a home are always a priority, in June 1996, Lieberman Management Services introduced the first phase of a custom, computerized work order system. This innovative system provides the LMS Resident Services Department with immediate answers regarding pending or completed work orders. The system was designed and developed exclusively for LMS and will provide each homeowner with immediate answers as to whether the work has been scheduled, when it will be completed, and which vendor was assigned to the repair at the time of the call. This process provides the selected vendor with a work order which is faxed from the LMS system while the homeowner is still on the phone. At any time, the homeowner's repair request can be tracked for work status. The system also generates a history of repairs by individual address or total property.

In addition, the system is also a management tool for the Association's Board of Directors. It automatically logs each inquiry or repair request within a designated time period and then compiles the information into a report format. This information is then given to the Association's Board of Directors and becomes a means for prioritizing and managing the overall needs of the property.

With approval of the Board, LMS will supervise all maintenance contracted for the property, including painting, decorating, plumbing, electrical, snow removal and landscaping. The LMS management team will provide the Association with the necessary oversight to ensure timely completion of all work orders. Through this close supervision, the Association is assured of receiving full value as stipulated in the vendor's contract and verifies that the work was completed in a professional, workmanship-like manner.

Lieberman Management Services provides complete, detailed written proposals for all major work performed on the property, backed by appropriate professional engineering or structural opinions as necessary. In general, we will use only contractors with whom we are familiar and who have established themselves with our management group.
